Once upon a time, two young women in their twenties met in an online writing community. Little did they know, they were meeting their best friend, their chosen family, and their future business partner.
Caitlin and Cheryl both shared a passion for animals and general comradery that was rare to find. So, when they did find each other, they never let go. In the decade that followed that fated beginning, they held a dream in their hearts to have a farm, horses, goats, and a charmed and passionate country life. They made that dream a reality in 2026 when they acquired forty-eight acres, a farm house, and a weathered but fantastic equestrian facility in Pennellville, NY.
Both women coming from a passionate beginning with horses in their youth, they knew what was to be done. Together, they would raise an equally impassioned community of equestrians right in their back yard.

Our Mission
Sluice Gate Equestrian Estate LLC actively cultivates a caring, safe, and relaxed community for equestrians and their horses in the Central NY area by offering flexible, no-hassle boarding options, at-leisure arena booking, youth outreach programs, and community-based equestrian activities. Leading with passion and compassion, our team strives to create a comfortable and inclusive environment for equestrians of all levels.
Hours of Operation
Our doors are open Monday through Friday from 6:00 AM to 8:00 PM. Special activities and events may be scheduled outside these hours.
Boarders are granted 24 hour access to the facility but must call or text the manager before arrival to make them aware of their after-hours presence.

Meet the Team
Caitlin Martin
Owner
Ever since childhood, Caitlin has had a strong interest and bond with animals of all kinds, but has always been drawn to horses. After being gifted horseback riding lessons for her birthday the dream to own a horse of her own planted itself in her heart. She carried it with her into her adult life where her compassion and connection were funneled into the healthcare field. However, she always found herself gravitating back to horses while never being in a position to act on that dream. Until now. Sluice Gate Equestrian Estate is not only the realization of that little girl’s dream but incorporates her current passion of serving her community with compassion and care. It is Caitlin’s hope that she can help provide opportunities for others to realize their equestrian dreams and provide an outlet for that love and compassion for the youth in her community.
Cheryl Lawrence
Manager
Cheryl is the full-time barn manager, responsible for handling care, maintenance, scheduling, and activity planning. A horse girl since childhood, Cheryl volunteered and later worked as the assistant manager of a 76 horse farm in Dayville, CT. She took time away from the equestrian world to pursue a degree in Ecology & Evolutionary Biology at the University of Tennessee and worked as an environmental chemist until April 2026. It has been her dream to return to the equestrian world since the moment she left it, and now she is living that dream. Her greatest wish is to give to her community the same amazing experience and opportunities she had in her youth by running a stable that feels like the comfort of home for both horse and owner, where passion and compassion shake hands to create a fun and safe place to build connections with horses and riders alike.
